Reservations, Payments & Cancellations: Upon initial reservation a 50% deposit 
is required by check, money order, or wire transfer. Reservations cannot be 
confirmed until the rental agreement is signed and the deposit has been received. 
Purple Fete LLC reserves the right to refuse a reservation without explanation. 
This rental agreement expires at the end of the time stated on the reservation. 
Failure to vacate the property by the time stated on the reservation form will 
result in a $100 per day surcharge plus the prorated rent for occupying the 
property without a contract. Any renewals or extensions of this rental agreement 
or the rental period must be transacted through James A. Fantaci, agent for 
Purple Fete LLC. Any negotiations for renewal or extension shall be finalized 
only after the utility costs and the security deposit is assessed. 

If you cancel anytime after your deposit, or Purple Fete LLC is forced to cancel 
due to nonpayment of balance, Purple Fete LLC is entitled to the following 
percentage of the rental cost: 

A. If the balance is not paid prior to eight weeks or more from the time of 
the reservation, Purple Fete LLC is entitled to 50% of the rental cost, 
forfeiting your deposit.

B. Within 8 weeks of the reservation Purple Fete is due 100% of the rental cost. 
This includes changes in reservation dates, which is considered a new rental, 
which would render your deposit subject to the conditions in A & B. In addition, 
if a reservation is made within eight weeks of your trip, payment must be made 
in full. In the case that there is a fluctuation in currency that is greater 
than 3%, we are entitled to adjust the rent accordingly.

Amendments Made By Purple Fete LLC: Although it is unlikely that Purple Fete LLC 
would have to make any amendments to a confirmed reservation, if it cannot be 
prevented, we will notify you as soon as possible. If the property you have booked, 
for an unforeseeable reason becomes unavailable, we are entitled to transfer you 
to a similar property. The difference of prices, if greater, will be paid by you, 
if lower, will be reimbursed to you by Purple Fete LLC. If a transfer is not 
agreeable to you, Purple Fete LLC will refund your payment in full; we do not 
accept any further liability or commitments to you. 

Occupants' Responsibility, Including Security Deposit & Extra Costs: The person 
who signs the Rental Agreement is responsible for the behavior of his/her guests. 
Only guests mentioned in the reservation form are entitled to use the property. 
The number of guests must not exceed the capacity stated in the property profile. 
Pets are not permitted, unless expressly agreed upon before the house is occupied. 
If any member of his/her party act in an manner which reasonably could be expected 
to potentially damage the rental property, or deviate from the aforementioned 
responsibilities, the owner, or keyholder is entitled to request that the guests 
leave the premises, forfeiting their rental payment. 

The residence will be clean on the onset of occupancy, and is expected to be clean 
on your departure. If the residence is left unkempt, cleaning charges may be 
subtracted from the security deposit, as per the review of the key holder, 
and/or property owner. 

Arrival must be made between 4 PM & 7 PM on the first day of the rental period, 
unless alternate arrangements have been made. Arrival details must be submitted 
2 months prior to arrival 

The security deposit (the amount is stated in each property file) is due with 
the balance of payment. The security deposit covers the cost of any damage to 
the property and it's contents incurred during your stay. Judgement of the 
condition of the property is reserved for the keyholder/property owner. The amount, 
less any damages, will be returned to you within 12 weeks after the last day of the 
rental period. If damages exceed the amount of the security deposit, you agree to 
pay the additional reparation costs. 

The extra costs in the property profiles depending on their nature may be paid 
in advance to Purple Fete LLC, or on arrival/departure in local currency. Extras 
that need to be paid in advance will be outlined in your invoice. Other extras 
will be summed up at departure in an itemized list. We advise that any long 
distance phone calls be made by calling card, as meters will be read on arrival 
and departure. All telephone charges are due on departure. If the property is 
vacated without settlement of extra costs, you risk the loss of your entire security 
deposit. Any unpaid utilities, including any other extras will be deducted from the 
security deposit. 

Dissatisfaction: Descriptions in the property profiles are made in good faith. 
Notwithstanding, we do not accept responsibility for any alterations made by the 
owners without our knowledge. In addition, we do not accept responsibility for 
a breakdown in utilities, but we will make our best effort to solve these problems. 
If there is a problem you will have a number to reach a representative of Purple Fete 
LLC, as well as representative of the property in Italy. Any complaints made after 
the rental period will not be take into consideration. 

Liability: You hereby agree to indemnify and hold harmless Purple Fete LLC., and 
its agent James A. Fantaci, jointly and severally, from and against any liabilities, 
damages, losses, claims, encumbrances, costs or expenses (including without limitation 
attorneys fees) of any nature arising out of services rendered in connection with 
this document. The laws of the commonwealth of New York govern this contract. New York 
judicial system has exclusive jurisdiction over any claims, disputes, or other matters 
in question between parties.
