Summary

A magnificent 17th century farm house which sits totally undisturbed amidst beautiful woodlands on the crest of the Montagnola Senese hills.  Casa dei Pipistrelli is on a protected rural landscape covered with ilex oak, under which grow truffles as well as porcini mushrooms.  The estate has several large olives groves from which the estate makes their own, distinct olive oil.

Exterior

An unpaved drive of approx 3.5 km lined by cypress and oak trees leads to the house which is enclosed at the front by a large walled stone courtyard, in which there is an original pizza and bread oven and a covered dining and lounge area overlooked by an upper loggia.

To the rear of the house, steps lead down to the lower garden, immediately below is the infinity pool (4,5 x 13 meters), with a travertine terrace that blends into the naturally rocky environment.   A fountain of fresh water flows continually into the pool providing beautiful clear water and a wonderfully refreshing back massage.

Interior

The house has been recently restored with great care and attention to the smallest detail, retaining many of the original features common to Tuscan architecture both external & internal; The decor is elegant but eclectic, the rooms have exposed beam ceilings, lime washed walls in soft colours and terracotta tiled floors, with some twists of Italian modern design in the fireplaces, bathrooms and outdoor features.  

Ground Floor

There are two principle doors; one leading into the entry hall and a cloak room, the other entering a large country kitchen equipped with all modern amenities; suitable also for cooking classes and demonstrations.  There is an open fireplace, a large oven, fridge with freezer, dishwasher and microwave oven.  A Walnut colored Travertine countertop and wooden top central island have been chosen for work surfaces complimenting the natural elements in the house.  An open archway leads to the dining room, where a side door opens onto a small, furnished terrace with views that overlook the woodlands.  To the left another arch leads up to the living room which has a spectacular fireplace build on the natural rock on which the house was constructed, two French doors open onto a “Zen” terrace, perfect for enjoying the last rays of the evening light and cocktails.  The ground floor also has a washer/drier that is at the disposal of guests.

Bedrooms

There are also two double bedrooms each with ensuite bathroom with shower. One of which has been designed for handicapped access-it has a very large bathroom with wheelchair access.

First Floor

Two flights of antique travertine stairs lead up to the first floor that opens onto a covered terrace that overlooks the courtyard, and a large family room with open fireplace.

Bedrooms

To the right is a very large double bedroom with en suite bathroom with shower and two further double/twin bedrooms with en suite bathrooms, each with a shower and bathtub.

Guest House

The adjacent Guest House has been converted in a more contemporary style, light and airy with an open plan design, providing accommodation for further four persons in two ensuite bedrooms.  On the upper level are two bedrooms, one double, one twin, each with bathroom with shower.  From the mezzanine an open staircase leads down from the living area with fireplace.  Two large doors open onto a paved terrace for ‘al fresco’ dining.   To the left is an open plan dining room and kitchen.
